Lot outside Florida?

A preview from public maps, not a zoning verification · the MRI checks the official record

02 / 03How it works

From a pin to the official record

Four steps

  1. 01

    Paste the lot

An address, a folio or parcel number, coordinates, or a pin: drop it on the lot in Google Maps or Apple Maps, tap Share, copy the link and paste it.

  2. 02

    The X-ray

Lot size and shape, zoning, flood zone and Opportunity Zone from public maps, in seconds, with how many checks hit, came back clear or could not be read.

  3. 03

    The full X-ray

All the checks across parcel, zoning, protection and red flags. Leave your email to open it, free in early access; we save it as your project.

  4. 04

    The Lot Check

Lotcheck's paid study of the lot, the MRI: every line re-checked against the official record and cited, with a verdict. $499 for a home lot, $999 for multifamily or commercial.

The X-ray is a preview from public maps, not a zoning verification: its zoning and land-use lines are a desk reading. The Lot Check cites the current code, and shows which Komuna module fits the lot.

A Lotcheck study bought for the lot in the 12 months before you order a Komuna unit is credited at its list price against the unit.

03 / 03Questions

Before you buy or build

Questions

Is the X-ray free?

Yes. The X-ray is free in early access, a beta run on Lotcheck's engine. The first results show at once; leave your email to open the full X-ray, also free.

Is it a zoning verification?

No. It is a preview from public maps: zoning and land-use lines are a desk reading. The Lot Check re-checks every line against the official record, cites it and gives a verdict.

What can I type in?

An address, a folio or parcel number, coordinates, or a Google Maps or Apple Maps link: drop a pin on the lot, tap Share, copy the link and paste it.

Which lots does it cover?

Any lot in Florida, with Miami-Dade, Broward and Palm Beach first. For a lot outside Florida, press Request more info, tell us where the lot is and what you want to build, and we answer by email.

What does the Lot Check cost?

$499 for a home lot and $999 for multifamily or commercial; the X-ray shows which tier your lot is in. You order it from the X-ray, on the Lotcheck store. It is credited against a Komuna unit ordered within 12 months.

What happens to my email?

We use it to send your project link and to answer you, and we don't share it. The X-ray is saved as your project, and you sign in with the link we email.
